The Gulf Coast Center / Connect Transit is seeking statements of interest until May 31, 2019, from individuals and entities (public and private) who are interested in leasing approximately 3,500 square feet of general office space within a new facility located at the southwest corner of 33rd and Magnolia, in Texas City, Texas. This space would be within a larger facility dedicated to public transportation administration and operations. The general office space would be leased on a triple-net basis and includes 15 parking spaces. The initial duration of this lease is for a period of five (5) years and would be available for occupancy beginning in January 2021. Interested lessees must be able to provide (1) contact information to include name, phone number, and e-mail address, (2) documentation that the leased space will be used only for general office purposes, as no other type of use will be compatible with the adjacent and surrounding public transportation uses and site zoning, and (3) a statement indicating that the interested party is willing to enter into lease negotiations beginning at an annual market rate triple net lease of $19.50 per square foot, or approximately $68,250 annually.
