Bad idea. Don't do it. It's unfair to all of the other property owners nearby. Not unless you plan on freezing their property taxes too, so that they can make improvements too.

This is probably one of the most desirable properties in the county right now. There are other developers out their that would gladly like to get their hands on this land. Don't give in to this.
